Who issues an ADU permit in Riverview?
Hillsborough County. Riverview has no city government, so the county Land Development Code's Accessory Dwelling Standards apply, the same section that covers Brandon.
What should I expect from the county rules?
As of October 2026, a published summary of the county code describes owner occupancy, a 900 sq ft living-space limit, one unit per lot and district-specific setbacks. Larger units may be possible by variance only on bigger lots, per that summary. We confirm each point with the county for your parcel.
Why is the flood map the first stop?
Land near the Alafia River and its creeks can fall inside FEMA flood zones. If yours does, the new unit's floor must sit at or above the required elevation, which shapes the foundation and the entrance. We pull the flood map and any elevation certificate first.

Do HOAs matter here?
They can. Deed-restricted subdivisions may limit second units or require approval of exterior changes. Get a copy of your declaration and any architectural guidelines before design.
Detached cottage or attached suite in Riverview?
It depends on the lot depth, the district setbacks and the HOA. Where rear setbacks are deep, an attached suite may fit when a detached unit will not. We test both on the survey.
