Where we build ADUs around Tampa Bay
Florida has no statewide ADU mandate as of October 2026, so each city and county decides. Here is what governs each place we work.
What are the City of Tampa ADU rules?
As of October 2026, the city allows ADUs in a mapped eligible area. Its ADU page names Seminole Heights, the area around Lowry Park, the East Tampa Overlay and the Tampa Heights Overlay, and the 2024 expansion reached Sulphur Springs, Temple Crest, Wellswood and parts of Riverside Heights. The general standards add:
- Size. Up to 950 sq ft.
- Owner. The owner must live on the property.
- Occupants. A maximum of two unrelated adults in the unit.
- Parking. One space for the ADU.
Outside the eligible area, the city allows an Extended Family Residence for family members only. The city's ADU GIS map viewer shows whether a parcel is in.
