Detached ADUs in Tampa
A separate cottage in the backyard with its own kitchen, bath and front door. The type that gives tenant and owner the most breathing room.

What can a detached ADU look like in Tampa?
Under the City of Tampa ADU general standards, as of October 2026, a unit in the eligible area can reach 950 sq ft, and the guide lists a height of 22.5 feet and two stories. It can be a separate structure or sit inside the main house with its own entrance. Neighborhood overlays and historic districts follow their own guides.
How close to the property line can it go?
The general standards list a 3-foot rear and interior side setback, with more room from the main house: 10 feet in RS-75, RS-100 and RS-150 districts and 5 feet elsewhere. If the ADU covers more than 15 percent of the lot, the rear setback grows to 20 feet and the side to 7 feet. Corner lots carry a street-side setback too.
What other city conditions apply?
- The owner must live on the property.
- One parking space for the unit.
- No more than two unrelated adults in the ADU.
- A separate utility meter is permitted, not required.

What does Florida weather add to the design?
Hillsborough and Pinellas sit outside the Miami-Dade and Broward wind zone, but Florida Building Code wind loads still drive the structure: roof-to-wall straps, anchored walls and a continuous load path to the foundation. Your engineer sets the design wind speed and checks whether openings need impact protection. On a mapped flood lot, the floor height comes first; see the elevation guide.
Outside the eligible area, is there another route?
Tampa allows an Extended Family Residence elsewhere, limited to family members and with slightly different requirements, per the city ADU page. We check which option your address has.
When does a detached ADU stop making sense?
It depends on depth and coverage. A shallow lot that cannot keep the unit under 15 percent of the lot area faces 20-foot rear setbacks, which can push the cottage into the middle of the yard. A pool, an oak with a protected root zone or a drainage easement can do the same. We sketch it on the survey before you commit.
